Notes:
Airbnb – Scottsdale houses get rented 2-3 days or a week, commonly used as a party house.
AZ Senate Bill 1350 – can’t crackdown on rentals, no restrictions.
AZ Vacation Rental Association - Best practices business Airbnb
Jerome, AZ – small town with rentals, had issues with drunk tourists
Air BNB investors buy up homes and pay high prices for homes, hence price out new home buyer.
Air BNB brings revenue to AZ
Online Real Estate - Zillow reports rental rates up 7% +
Renters spending 30% of income to rent – need to build more multifamily units, building less since 1990’s
100K + built in 1980’s, 47K + built in 1991’s and beyond.
Zoning issues blocking multifamily units, limited lots to build apartment complexes – 3 story units. Not really townhomes or condos.
Builders want to build high end units – make more money on back end
More affordable housing, partner with city council – re zone lot.
